Water Damage Prevention

Water Damage Prevention

By Michael Panster

Water damage can be one of the most destructive types of damage to your home and property. This type of damage can occur not only from flooding, but from many other causes as well. Leaky pipes, defective appliances or plumbing problems are just a few of the issues that can result in devastating water damage. Let’s look at some of the most effective ways to prevent water damage in your home.

Most Important Tips to Keep in Mind

  • Make sure you know how to shut off the water in your home. If you don’t know where the main water shutoff is located, you should find out as soon as possible. Installing water shutoff valves in places such as toilets and sinks will allow you to quickly turn off the water in case of an emergency.
  • Always be mindful when there is water running in the house. One preventable cause of flooding is people forgetting that water in the sink or bathtub is running. Never leave the house, or even the room, when water is running.
  • Purchase a water detector for your home. This is a device that will set off an alarm when a leak is detected. Just as you should have a smoke alarm in your home to warn you of fire, it’s a good idea to be warned in case of leaks.
  • Be on the lookout for leaks. If you notice any pipes leaking, inside or outside, make sure you get them repaired as soon as possible. Also look for other evidence of leaks, such as dark stains on the ceiling. Make sure your roof is in good condition and replace any damaged shingles.

Keeping Your Appliances Working Properly
Appliances such as washing machines can be a source of water damage. A leaky hose in a washer, for example, can quickly create a water emergency that results in serious damage. Water heaters that are leaky or rusty are another common cause of water damage. Keep in mind that water heaters need to be drained regularly to prevent sediment from accumulating in the tank.

Inspect your water heater, washing machine, refrigerator and other appliances on a regular basis. Very often, a leaky appliance can be repaired simply by replacing a hose. This is something you can either do yourself or hire a service contractor to do. When you purchase major appliances, you may want to extend the service warranty when it runs out. That way you can get any repairs done without paying a high fee.

Maintain Good Drainage
Improper drainage can cause serious water damage if the problem is not addressed. Poor drainage weakens your home’s foundation over time. A simple way to prevent this from happening is to clean your gutters regularly. You should also be aware of the slope of your property. If your property is sloped in such a way that water runs towards your house, you should take steps to remedy this. You can create a barrier, such as concrete, to prevent water from accumulating. You may also have to change your soil grade to redirect water flow away from your house.

Water Damage is Preventable
These tips can help you prevent costly and dangerous water damage. Most water damage can be avoided if you are vigilant. It’s better to spend a little extra time and money to keep your home and appliances in good working order than to risk having your home damaged by water.
